Coastal Texas Home MEP Design
Budget: $750 – $1,500 USD
I’m finalising the architecture for a 2,500 sq ft single-family house on the Texas coast and now need a complete Mechanical, Plumbing, Low-Voltage and Electrical design package that I can submit to the local building department and hand straight to my GC.
Mechanical
– The HVAC system should reflect a coastal style approach: compact, quiet and visually unobtrusive, but above all able to withstand salt-laden air and the high wind loads required in this region. I need proper Manual J/S/D calculations, equipment schedules, duct and diffuser layouts, plus clear notes on corrosion-resistant materials and fasteners.
Plumbing
– Provide domestic hot- and cold-water and DWV diagrams with risers, pipe sizing and fixture counts aligned with the latest IPC and Texas amendments. The layout has to acknowledge hurricane tie-ins and keep all exterior penetrations sealed for wind-driven rain.
- House will be tied to a septic system (septic design by others)
- House will be tied to a well system (well design by others)
Electrical & Low Voltage
– Include full load calculations, panel schedules, circuiting plans, grounding/bonding details and a single-line diagram that meets the current NEC.
– Integrate a smart home system for lighting, security and climate control; leave conduit and roof placeholders for a future solar PV array sized for roughly 5-7 kW.
– Low-voltage plans should show data, CAT-6, CCTV and audio zones.
Wind Resistance Focus
This site falls inside the 140 mph wind zone, so clearly indicate mounting/anchorage specs for exterior condensers, meter bases, generators and any rooftop equipment.
Deliverables (PDF + DWG or Revit):
• Permit-ready plan set, notes and schedules
• All supporting calcs in a separate binder
• A short spec sheet calling out coastal-grade materials
• One round of revisions after the first plan-check comments
