AutoCAD Warehouse Office Buildout

Budget: $30 – $250 USD

My company has just relocated to a two-story building in Rockville, MD 20850. On the ground floor we operate a warehouse with open space; on the second floor everything remains as-is for now. I need complete, permit-ready plans that add five new offices along the perimeter of the first floor while clearly documenting the untouched warehouse area, its existing shelving layout, and the unmodified open space upstairs.

Scope of work
• Architectural drawings for the new build-out, showing private enclosed offices plus a small open-plan work area that links visually to the warehouse and its inventory shelves.
• Full M.E.P. drawings reflecting the systems already in place and any extensions required for the offices, including electrical, lighting, data, fire-alarm, plumbing (if any), and HVAC.
• Associated riser diagrams, fixture and device schedules, door, window, and hardware schedules, plus HVAC load calculations demonstrating that the existing rooftop unit can handle the added load (or indicating upgrades if not).
• Clear delineation of areas that remain unchanged: the warehouse racking layout and the open second floor.

Deliverables
1. Editable AutoCAD (.dwg) files for all sheets, models, and details.
2. PDF issue set suitable for submission to the local authority.
3. A brief calculation memo for HVAC loads.

Acceptance criteria
• Drawings must align with current field conditions; I will provide a basic hand-sketch and photos for reference.
• Layer naming and sheet numbering should follow standard AIA conventions so my GC can jump in without re-work.
• All schedules must correspond to keyed symbols on the plans; no orphan tags.
• Files open natively in AutoCAD 2020 or later with xrefs bound.
