Vintage Two-Story Brick Structure Guidance
Budget: ₹600 – ₹1,500 INR
I am about to start a two-storey brick-faced home that will be built the old-fashioned way: solid masonry walls laid in lime-cement mortar and, as far as practicable, no reinforced concrete pillars. The contractors on site are experienced masons, yet they need a structural engineer to steer every technical decision so the house stands strong and crack-free for generations.
Scope of advice
• The build must follow an “old style” approach rather than contemporary frame construction while still meeting basic safety requirements in our locality.
• The aesthetic is decidedly vintage, with exposed brick walls remaining visible both inside and out.
What I need from you
– Exact mortar mix ratios for each stage (foundation, superstructure, pointing).
– Recommended wall thicknesses, bond patterns and buttressing so a pillar-less layout safely supports two levels plus roof.
– Foundation sizing, lintel and arch details, and any discreet reinforcement that will not compromise the vintage look.
– Calculations that demonstrate load paths, settlement control and crack mitigation; feel free to use your preferred tools—STAAD, SAP2000, Tekla, hand calcs—so long as the results are clear to my local inspector.
– A concise construction guideline my masons can follow day-to-day.
– Ongoing Q&A while we are on site (chat or brief video check-ins).
Deliverables will be PDF drawings and a short written specification; source files in DWG/DXF or Revit are a bonus.
