Job Title: Real Estate Investment Research Assistant
Overview:
I’m looking to hire a detail-oriented and resourceful individual to assist with researching real estate properties—specifically duplexes and other multi-family units—that can generate passive income. This role involves market research, data analysis, property comparison, and identifying potential investment opportunities in specific geographic areas.
Scope of Work:
* Conduct research on duplexes and small multi-family properties for sale in select cities or regions (to be specified).
* Analyze each property’s potential for passive income based on rental yield, cash flow, neighborhood data, appreciation potential, and local rental demand.
* Collect and organize data from sources such as Zillow, Realtor.com, Redfin, local MLS databases, and public records.
* Assess key investment metrics such as:
* Price-to-rent ratio
* Cap rate
* Estimated monthly cash flow
* Vacancy rates
* Local landlord/tenant laws
* Provide a summary report of the top 5–10 properties per region that meet the investment criteria.
* Highlight any potential red flags or considerations for each property or market.
* (Optional but preferred) Call or email real estate agents or property managers for additional insight or clarification on listings.
Requirements:
* Prior experience or strong understanding of real estate investing and financial analysis.
* Familiarity with property research tools and real estate platforms (e.g., Zillow, Redfin, LoopNet).
* Strong analytical and organizational skills.
* Ability to summarize findings in a clear and concise report or spreadsheet.
* Self-motivated, responsive, and detail-oriented.
Bonus Qualifications:
* Real estate license or background in real estate.
* Experience working with real estate investors or investment firms.
* Knowledge of real estate markets in specific states (please specify if applicable).
Deliverables:
* Weekly or bi-weekly property research reports
* Spreadsheet or document comparing top property options
* Short written summary of findings, trends, and recommendations
Pay Structure: This can be a flat rate per project/report, or hourly—open to discussion based on experience and workload.
