Comprehensive Real Estate Valuation
Budget: ₹750 – ₹1,250 INR
I need an experienced valuer to prepare a defensible, well-documented report that I can rely on during an upcoming sale or purchase. The assignment covers real estate of every major class—residential, commercial and industrial—so you should be comfortable switching methodologies and market data sets as needed.
What I expect from you
• A full narrative valuation report for each property type, clearly setting out purpose, scope, approaches used (sales comparison, income, cost, or any hybrid you find appropriate) and your final opinion of value.
• Transparent backup: recent comparable transactions, cap-rate or GRM calculations, adjustments, photographs, zoning summaries and any supporting spreadsheets or Argus runs.
• Compliance with recognised standards such as RICS Red Book or USPAP.
• A concise executive summary I can hand to buyers, sellers or legal advisers without further editing.
Acceptance criteria
1. The value conclusion must reconcile at least two accepted approaches and explain any weighting.
2. All assumptions, limiting conditions and data sources are listed and dated.
3. Spreadsheets link correctly and reproduce the reported numbers when refreshed.
4. The report is delivered in both editable (Word/Excel) and PDF formats.
