Residential Wholesale Acquisition Assistant

Our residential wholesaling pipeline turns leads into signed contracts every week, and I need an experienced hand to keep that momentum steady. You will step straight into managing acquisitions: updating the CRM, keeping sellers warm, scheduling inspections, and tracking every milestone until close.
A big part of your day will be running quick yet accurate market analyses—pulling comps, calculating repair costs, and arriving at a defensible MAO that lets us submit confident offers fast. Once the numbers check out, you’ll draft the purchase agreements, handle counter-points, and guide each contract through to signature. Experience negotiating terms with motivated sellers is essential; I want someone who has already navigated residential wholesales from first call to assignment.
Key tools you should already be comfortable with include PropStream or a similar data platform for comps, a cloud-based CRM such as Podio, and spreadsheets for quick math checks. If you have an even better workflow, I’m all ears—results matter more than specific software.
Deliverables I will measure weekly:
• Updated acquisition tracker with current lead status
• MAO worksheet and comp report for every active lead
• Drafted and dispatched offers within agreed timelines
• Signed contracts logged and filed in the shared drive
All communication is done in English over Slack and Zoom, and I respond quickly when you need clarity. Hit the ground running and help me lock up more residential deals.
