London Community Space Electrical Design
Budget: £3,000 – £5,000 GBP
I’m refurbishing the ground floor of an existing mixed-use building in London to create a vibrant community hub, with education and training as the lead function alongside creative and fitness areas. I now need an electrical designer who can steer the scheme through RIBA Stages 2 and 4, always keeping a best-value, cost-effective mindset that honours the client’s vision.
Stage 2 involves confirming initial loads, sizing, concept mark-ups and the written outline scheme explaining statutory obligations and key design criteria. Once that direction is agreed, I’ll need you to carry the project to Stage 4 level of detail, producing the drawings, schedules and calculations that let the wider team lock down scope/cost and achieve BCO approval.
Deliverables (preliminary Stage 4 set)
• Existing electrical layout / strip-out plan
• Proposed containment layout with details
• Proposed lighting & small power layout
• Proposed fire alarm & security layout
• LV, fire alarm & security schematics
• Distribution board schedules, lighting schedules
• Load, cable and lighting calculations
What I’m looking for
• At least five years of comparable project experience, ideally with community or mixed-use refurbishments.
• Strong lighting-design skills; your layouts and calcs must prove efficiency as well as visual quality.
• Excellent knowledge of relevant UK building regulations and standards
• A collaborative attitude—our architect, mechanical engineer and contractor are already on board.
• Ability to work outside IR35 with your own Professional Indemnity & Public Liability cover, plus the IT setup to deliver drawings and schedules in AutoCAD or Revit, and calculations in industry-standard software.
