Complete Design for Gaming-Café Hybrid

Interior Design gaming hub + coffee shop
I need a professional interior designer/architect to deliver a complete interior design package for an approximately 150 square meter space. This is not “AI styling” — I need real design decisions with clear logic and build-ready documentation.
You will deliver:
• Site check + base alignment: verify and correct all provided drawings to match real conditions (based on measurements, photos, and video).
• Concept + rationale: a clear design direction (style, materials, colors) and short written explanations for key decisions (why layout A, why this wall removed/kept, why this zone here, circulation logic).
• Floor plan (designed state): final layout with furniture and equipment placement.
• Demolition plan: what gets removed.
• New construction plan: what gets built (new walls/partitions).
• Floor finishes plan: flooring layout and materials.
• Ceiling plan: ceiling layout and details.
• Lighting plan: fixture layout + switching logic + fixture specification list.
• Plumbing and drainage plan: positions and routing logic where needed.
• Heating positions plan.
• Power and low-voltage plan: sockets, network points, cameras, sound system points, alarm sensor positions.
• Ventilation and air-conditioning plan: positions and routing logic where needed.
• Interior joinery drawings: internal doors and built-in carpentry elements.
• Interior elevations: wall elevations for all relevant walls.
• Facade elevations: if applicable for this space.
• Sections: minimum four sections through the space.
• 3D views/renders: enough angles to understand the space completely (all key zones).
• Furniture and equipment specification: item list with dimensions and notes.
• Furniture/equipment layout drawings + any necessary installation details for architectural/interior elements.
• Bill of quantities + rough cost estimate: indicative investment estimate.
• Structural coordination (if walls are removed): coordinate with a structural engineer or clearly flag what requires structural approval.
Output format:
• One clean PDF set + source files (DWG/Revit/SketchUp or equivalent) + render images (high resolution).
Key requirement:
Every major change (layout, demolition, positions) must be defensible with brief reasoning. Random placements are not acceptable.
