Legal MOU for me to use in property dealings - Must be based on UAE laws (Specifically Dubai)

I am looking to draft a generic MOU for property leasing. My intention is to lease and sublease the property room by room. I need an agreement drafted to permit this as per UAE law. Agreement will be between landlord or Management company and myself. Below I have listed the goalsets of bases i need to cover in any future activities i may do whilst i am leasing the property
Goalsets:
1 .I need to have consenting from the landlord / management company to sublease
2. I need consent to alter the configuration of the apartments to build more rooms (This needs to be subtly worded but still protect my side if that makes sense
3. Right to renew rent contract for 12 months with no price escalation
Document can be a generic template from UAE with these inserted. As long as the above points are inserted and i am covered this is what i need.
