House contract

I need a contract as my significant other and I split and the house was in both our names. I redid our last house to be able to put 180k down on this one. In the split she is hoping to keep the house. She agreed to have a contract written up that states when she sells the house, I will get my half of the equity back. In return I will allow her to refinance it no later than November 1st as long as I find suitable housing. I’d like it to state I have the ability to take my tools and woodworking equipment, the living room tv, one couch and chair from the living room, the second washer and dryer in our detached garage, the bed and mattress, my grill and griddle, mower, and my firearms collection without any financial stipulations so that I am not starting over and having to buy everything again. In return, she can keep the remaining items.

Just a simple easy to read agreement that allows me to get my portion of what we put in and the rest will be hers.
