Clarification on 2 Calif. Tenant Protections (just 2 small sections) & Drafted Response to Landlords Notice

I have 2 specific questions about my rights as a tenant based on the 2019 tenant protection act (AB1482) and the Ellis act. Specifically as it relates to exemption and notice by deadline (tenant protection act) And specific to whether the Ellis act applies to my situation and supplied notice length of time to vacate.. Notice to vacate received is a 60-day notice for no fault just cause reason “taking the rental off the market”. I can supply the notice and addendum along with more details. Then, if someone is able to draft a response to my landlords requesting a revised notice to adhere to those rights, if we determine am correct in my interpretation. ASAP is really appreciated as it’s already been almost a week since I received the notice. Thanks!
