Australian Property-Development Legal & Financial Docs
Budget: $250 – $750 AUD
I need four ready-to-use documents that speak the language of the Australian property-development scene.
1) A Project Development Agreement,
2) a Joint Venture Agreement and
3) a Capital Partnering Agreement—all drafted in plain English yet fully aligned with Australian legislation. Each document must clearly spell out compliance duties (environmental, employment, taxation), detail contractual rights and obligations, and embed robust dispute-resolution clauses familiar to local courts and mediators.
4) An Excel-based Project Waterfall template that lets me map equity, debt, and profit distributions across stages, with variables I can tweak for sensitivity analysis. Deliverables •
Three editable Word files, professionally formatted and cross-referenced to current Australian acts and regulations. •
One unlocked Excel workbook with formulas, example inputs and a brief user guide. Acceptance will be based on: •
Correct citation of Australian statutes and standards. • Logical clause structure and internally consistent definitions across all agreements. • E
xcel model that recalculates cleanly and matches a test scenario I will provide. If you already have precedent documents or models suited to Australian developers, feel free to adapt them—as long as the final files are exclusive to me and free of third-party restrictions.
