Quiet Title, Possession & Eviction

Job ID: 40431353

Budget: $1,500 – $3,000 USD

I need undisputed ownership of my Lawrence, KS home, and the first step is a quiet title action. I already have the deeds, tax statements, and other paperwork that support my claim, but this will be the first time anything is filed on the property, so every pleading, notice, and appearance must be prepared from scratch.

Once the court confirms title, I want to move straight into obtaining a writ of possession and then complete the eviction of the current occupant, Vicki Stoddart, through the Douglas County process. I expect guidance on local rules, service requirements, and the steps that follow the judgment so the hand-off from quiet title to eviction is seamless.

Deliverables
• Draft, e-file, and serve the quiet title petition in Douglas County, Kansas
• Handle statutory notices and any required publication
• Represent or assist through hearings until the court’s judgment is entered and recorded
• Prepare the order for possession and all eviction pleadings
• Coordinate with the sheriff/constable for physical eviction, if necessary
• Provide clear status updates at each procedural milestone

A successful engagement ends with a recorded quiet title judgment, a valid possession order, and the property cleared for my use.
