50K Real-Estate Buyer Emails

I’m building a nationwide marketing campaign and need a fresh, accurate email list of 50,000 active real-estate buyers. Every contact should be someone who has shown interest in off-market, below-market-value, or high-equity deals. My primary focus is on commercial properties, yet I still want strong representation of single-family buyers—especially those targeting single-family homes up to the $1 M range.

Scope
• Collect 50,000 unique, verified buyer email addresses drawn from all 50 U.S. states.
• Each lead must clearly align with at least one of the three stated criteria: off-market, below-market value, or high equity.
• No segmentation is necessary inside the file; I’d like one master spreadsheet so I can filter as needed.

Deliverable
A CSV or Excel file containing, at minimum, Email, State, and a brief note on how the lead meets the criteria (e.g., “off-market investor,” “high-equity buyer,” etc.). All addresses must be current and deliverable; I expect a low bounce rate.
