Retirement Village Concept Masterplan

I have a 57,000 m² rural block that sits on a flood-prone plain and I want to understand whether a traditional-style retirement village could gain early support from council. The brief is to prepare a preliminary architectural and landscape concept—enough visual and technical material to take into a pre-lodgement meeting, but not full construction documents.

Site & Vision
• 30–40 single-storey, two-bedroom units laid out as a small village community
• Traditional external language (pitched roofs, simple façades, verandas) that still leaves room for modern sustainability touches
• Central lake/wetland feature that doubles as flood attenuation and a focal parkland
• Landscaped circulation with walking paths, garden pockets and plenty of outdoor seating nodes

Aged-Care Focus
Each dwelling must demonstrate true ageing-in-place principles: step-free entries, generous turning circles for wheelchairs, allowance for future emergency call systems, non-slip surfaces and an overall gated, secure environment.

What I need from you
• A coloured masterplan showing building footprints, road hierarchy, pedestrian loops and the lake/wetland configuration
• One typical unit floor plan and matching elevations/sections to illustrate the traditional look and accessibility approach
• A landscape concept plan that highlights the walking paths, garden beds and seating areas, plus indicative planting ideas appropriate for a damp site
• A short statement or diagram explaining how the wetland handles overland flow and mitigates the flood risk
• 2-3 quick massing or SketchUp views (they do not have to be photorealistic) to help council visualise scale and character

Preferred tools are AutoCAD, Revit, SketchUp or similar—whatever lets you deliver clear PDF drawings and views. Keep the model/simple BIM files handy in case we progress to detailed design later.

Acceptance
The package should be tidy enough for me to print, annotate and walk into council with. If you can align unit layouts to current Australian aged-care design guidelines, that is a bonus and will help fast-track the next stage.
