I am working with a development group that has 9 untouched acres in North Carolina that I’m ready to shape into a small-scale residential subdivision grounded in permaculture thinking. The land is completely raw—no roads, utilities, or structures—so every contour, swale, driveway and homesite will be drawn from scratch.
I need just a rough schematic design , end-to-end site layout that balances standard subdivision requirements with regenerative design. That means a rough lot configuration, internal road network, and utility easements. The end product will provide thoughtful water harvesting, soil stewardship and integrated green space. I want to see how rainwater can be slowed and sunk on-site, where common orchards or edible landscaping might thrive, and how building placement can maximise natural light and airflow . House orientation will be thoughtful .
Your deliverable should include:
