Landscape Architecture Scope – Rear & Side Yard Improvements

I am preparing to move a residential project in Newport Beach, California from early conceptual design into a fully documented landscape architecture package suitable for HOA and municipal review, pricing, and construction.

The scope includes complete rear yard and side yard landscape and hardscape design, progressing from refined layout concepts through construction-ready drawings.

Project Intent
The objective is to create a cohesive, elegant outdoor environment that integrates architecture, hardscape, planting, and outdoor living elements while remaining compliant with all governing regulations.

Key features to be seamlessly incorporated into the design include:
Patios and walkways
Custom garden structure
Fire pit with integrated seating
Refined paving transitions
Updated pool finishes
Coordinated planting palette including trees, shrubs, and ground covers

Proper drainage design and an efficient irrigation system must be integrated from the outset to avoid conflicts or unforeseen construction costs.

Regulatory Requirements
This property is subject to multiple layers of review. All drawings must comply with:
Crystal Cove Homeowners Association Design Regulations
City of Newport Beach municipal code requirements
Southern California water-wise and drought-tolerant design standards
The documentation should be suitable for HOA submittal, City review, and contractor pricing.

Deliverables
The final landscape architecture package shall include the following:
Design & Documentation
Concept plan with mood imagery and material palette
Dimensioned hardscape layout with spot elevations
Planting plan with legend keyed to container sizes
Irrigation and drainage schematics with pipe sizing
Landscape lighting layout (fixture call-outs optional but appreciated)

Materials & Specifications
Complete material specifications with reference photos, including:
Paving
Wall caps and coping
Wall veneer
Garden structure design and materials
Existing Pool recladding and finish materials
Complete plant and tree material specifications from approved HOA Plant Palette

Visualization
Two to three photorealistic perspective renderings of the primary outdoor living areas
File Formats & Deliverables
Final deliverables shall be provided in the following formats:
PDF (for HOA, City, and presentation)
DWG (AutoCAD 2018 or newer)

SKP or compatible 3D model format, if applicable

If you utilize Lumion or Enscape for renderings, high-resolution views are ideal and preferred for HOA presentation purposes.

Project brief
Full site photo documentation
