Replicating Property Map at AirBnB - Asp.net Core + Javascript

Hi,
We will need to replicate the map view of AirBnB:
The technology has to be Asp.net Core 5.0. Ideally, it is also with DevExpress as a library (I am a windows / .net guy) however feel free to suggest a better UI library. For the rest, it can be very flexible.
You only need to develop the functionality of the web app. We will give you a JSON file containing some of the demo data. Generally, you don’t need to make it pretty. You will need to focus on the functionality.
The app will have:
1) Your app has to be fast / data ideally cached. We will put 40000 adverts to be run with the filter during testing.
2) Similar to Airbnb, the header needs to have a price, type of place, features, filters button, etc. When the user clicks on the price/type of place/filters button, the pop-up should also be present. When the filter is changed, including the feature button clicked, it will also re-calculate / get new sets of properties from (cached) JSON – unless you find a better way to do it.
3) When the map is moved, it will also retrieve a new set of data and display it on the left-hand side
4) When you hover on the property, it will also highlight it on the map.
5) The app is likely to be using Leaflet. I am thinking of Mapbox, but I would love to hear if you have better suggestions. It needs to be cheap of course in case the app is successful.
6) I have my own VPS so your stuff will be hosted on a private server, not a shared one hence I can do a lot more on configuration.
7) The JSON file will have the longitude, latitude, price, title, pictures, features, number of bedrooms, and rating, etc.
8) There has to be a mobile version ideally the app is also responsive – i.e. if the width is less than x it will be switched to mobile & tablet version.
9) If you have strong design experience, please ping me before you place a bid.
10) Please let me have a quick look at your portfolio & prior work/experience.
You can also suggest something new and I am more than happy to listen. However, it must be asp.net core as I will be integrating your work into my main web app.
