>> As a Rental Portfolio Manager at Spaciouz, you will play a crucial role in overseeing and optimizing our rental operations. >> Your work responsibilities are as listed, but not limited to:

Overlooking the entire operation of the business including Guest Correspondence (e.g. supervising factors like response rates, missed messages, etc.,), listing optimization (a portion of marketing), housekeeping/laundry arrangement, facility/property management, etc. Note that your job is to supervise and get involved in details wherever you are needed, but we have an entire team working that I expect to be utilized;

These are the responsibilities that you should know as the general manager as there are counterparts of our team that work on these currently:

1) Property Acquisition and Onboarding:
- Identify potential properties for rentals.
- Coordinate the onboarding process for new properties, ensuring they meet company standards and legal requirements.

2) Listing Management:
- Create and optimize property listings on various platforms (e.g., Airbnb, VRBO).
- Implement pricing strategies based on market demand, seasonality, and competition.
- Monitor and respond to guest inquiries and reviews.

3) Operations and Maintenance:
- Oversee property maintenance and cleaning schedules.
- Coordinate repairs and maintenance as needed.
- Ensure properties are well-stocked with essentials and amenities.

4) Guest Relations:
- Handle guest communication before, during, and after their stay.
- Address and resolve guest issues or concerns promptly.
- Implement and maintain high standards for guest satisfaction.

5) Financial Management:
- Develop and manage budgets for each property.
- Monitor and analyze financial performance, including revenue and expenses.
- Implement strategies to maximize profitability.

6) Regulatory Compliance:
- Stay informed about local regulations and compliance requirements for rentals.
- Ensure that all properties adhere to legal and regulatory standards.

7) Marketing and Promotion:
- Develop and execute marketing strategies to attract guests.
- Utilize social media, online advertising, and other channels to promote properties.
- Monitor and adjust marketing efforts based on performance.

8) Team Management:
- Recruit, train, and manage staff involved in property management and maintenance.
- Conduct regular performance reviews and provide feedback.
- Foster a positive and collaborative work environment.

9) Technology and Systems:
- Implement and utilize property management software to streamline operations.
- Stay updated on industry trends and technological advancements.

10) Reporting:
- Generate and analyze reports on property performance, occupancy rates, and financial metrics.
- Provide regular updates to stakeholders on key performance indicators.

11) Risk Management:
- Identify and mitigate risks associated with property management.
- Ensure properties are secure and compliant with safety standards.

12) Continuous Improvement:
- Seek opportunities for process improvement and efficiency.
- Stay informed about industry best practices and implement them as appropriate.
