Brief:
We have a 12 year old top floor apartment, Wolli Creek.
Settle in 6 weeks, want to have all works done prior to moving in, aiming for minimal crossover of rent here and handover.
Want someone to assist with design and management of the construction part. We need licenced builders and contractors and approved quotes for strata to approve.
Looking for someone that has a creative thought process to maximise space and increase appeal.

Keen to understand the fee models available and how the process may work.

Scope of Works:
New Kitchen, on top of existing flooring, open to idea of keeping cabinetry, just new doors, surfaces and appliances. May just gut and start over.
Laundry design and install.
Outdoor roof, pergola in place, just need cover and gradient for water drainage.
Built in wardrobe.
Built in desk, home office designs.
New carpets in bedrooms/office.
Paint throughout, need colour scheme.
New plaster board in bedroom, built-in bedhead on same wall.
Replace/update some of the lighting, downlights to match, possible installation of feature over island. Outdoor lighting.?
Install curtains, replace blinds.
TV unit and wall mounted TV.
New Tap outdoors (water supply on same wall).
Built in BBQ/ Entertaining area.
Possible bathroom countertops, light refresh maybe? Happy to leave bathrooms…
Replace power points and light switches, possible installation of additional points. Relace intercom and aircon panels (not units).
Interior and exterior design assistance, will be buying furniture and option to themes.

Note:
Must get strata approval.
We don’t want to move any of the existing plumbing.
Want to keep existing tiles throughout.
