Ranch house update and addition for riverfront view

Purchasing a 1973 standard economical ranch house 3bed/2bath 1591sq ft. Needing to remodel and update existing space to have 3 bedrooms (2 to share bath) 1 bonus room, 1 utility/mud room to include bench seating, storage, washer and dryer/laundry room. New addition to add on 1100 sq ft to include (great room with fireplace interior/exterior access, kitchen/pantry, master with master bath) vaulted/open ceilings all windows back side of house for river views. Would like metal roof and siding for more modern look and feel. Since interior will be simple/modern/clean lines.
