We are seeking interior designers / architects for a partial remodeling project of a 140 sqm apartment located at Avenida de Mayo, Buenos Aires. The apartment was renovated four years ago by a previous owner who put a lot of heart into creating a cohesive design. Consequently we aim to refresh the design with minimal structural changes while focusing on embellishing & enhancing the existing space. The goal is to prepare the apartment for the rental market, maximizing functionality and aesthetic appeal.

The apartment was renovated just four years ago, and the previous owner put a lot of heart into creating a cohesive design. We would like to preserve as much of the existing fixtures and built-in furniture as possible. However, some items will need to be removed to make room for a bed in the guest bedroom. Our focus is more on embellishing the existing state than making significant replacements for now.


Scope of Work:

Measurements and Floor Plan:

- Take precise measurements of all rooms, including fixed elements, windows, doors, and ceilings.
- Create a detailed floor plan for further design and furnishing.

Interior Design & Layout Planning:

- Design modern-classic wall and ceiling moldings for the living room, bedrooms, and corridor (twist on art nouveau / art deco - tbd)
- Plan the furniture layout to optimize space efficiency, including converting a small room into a lounge/guest room.
- Suggest color palettes and lighting solutions for each room.
- (Optional) Design a suspended ceiling with integrated lighting for the living room.

Furniture and Equipment Selection:

- Research and suggest furniture pieces, lighting fixtures, and appliances based on budget and design aesthetic.
- Provide detailed specifications, dimensions, and pricing for all recommended items

Some important notes:

- We would like to preserve as much of the existing built-in furniture as possible. However, some items will need to be removed to make room for a bed in the guest bedroom.
- We wish to keep both bathrooms in their current condition, except for a possible optional change of the shower curtains to part glass enclosures (option).
- We plan to retain the existing wardrobe located opposite the bathroom and laundry room.
- For the kitchen, we would like to limit the work to installation-related tasks (induction hob, built-in electric oven), with some minor decorative adjustments. No structural changes are necessary at this point.
- We think about installing a suspended ceiling in the living room made of drywall with integrated lighting (option).
