Help to prevent medical clinic from being evicted

Hello,

My name is Tracy Moretz, managing member and CEO of Cascade Acupuncture Center, LLC. I urgently need help. My commercial landlord is attempting to evict our medical clinic under circumstances that are manufactured, coercive, and devastating to the vulnerable patients we serve.

I properly executed a five‑year lease extension in June 2025. Since September, the landlord has repeatedly tried not to honor it. In December she accepted rent, then used a single disputed $75 fee — for which she had already received a check but chose not to cash — to file an eviction in January 2026. I only recently discovered proof of this withheld tender.

Under pressure and threats of needing 6–12 months of rent in escrow, I signed a settlement under duress requiring us to vacate by July 1, 2026. I documented in a separate, timestamped DocuSign that I did not agree but was being forced to sign.

On June 30, my attorney withdrew on the eve of enforcement and refused to file emergency motions. Since then, I have contacted the Oregon State Bar, but very few attorneys return calls, and those who do say they do not have time. I have reached out to every commercial real estate attorney locally, in nearby Washington, and in Portland, and all have declined due to workload...aka.. I think this issue is too small for them to add to their plate.

I have prepared a Request for Hearing, Motion to Stay Enforcement, and Motion to Set Aside Judgment, but I cannot file them because Oregon law prohibits me from representing my LLCs pro se. Without counsel, I am legally barred from defending my businesses, even in an emergency.

We are a five‑time 2021-2025 Best of the Gorge award winner and there is no comparable clinic in our region. We have also searched extensively and there is no relocation site available.

If enforcement proceeds today as planned on July 1st, Cascade Acupuncture Center will be permanently shut down. We serve Veterans, cancer patients, elderly and disabled patients, Medicaid recipients, PTSD patients, opiate recovery patients, autistic patients, rural residents who drive an hour or more for care—and many others who depend on us.

I am seeking:
1) An attorney licensed in Oregon who can assist with filing motions immediately.
2) A TikTok influencer who can bring visibility to this urgent situation and rally community support.

I am pleading for any assistance or intervention to prevent the closure of this clinic and allow us to present evidence of the landlord’s misconduct before irreparable harm occurs.
