Residential Niagara BMS Design & Install
Budget: $50 – $0 USD
I’m looking for a Niagara-based solution (Tridium Niagara 4 or equivalent open framework) that will cover the full life-cycle of a new large-residential build: design, hardware procurement, field installation, programming, and final commissioning.
Scope of control
• HVAC air-handling, distribution, and zoning
• Ground-source geothermal plant (pumps, valves, heat exchangers)
• Solar water collectors
Key requirements
• One cohesive, web-based interface accessible from any modern browser on the local network or remotely via secure VPN
• Fully-automated orchestration of heating, cooling, and energy-harvesting sequences, with smart scheduling, adaptive set-points, and fault diagnostics
• Integration of Niagara JACE controllers, I/O modules, and any required BACnet, Modbus, or MQTT gateways
• Historical trending, alarming, and email/SMS notifications
• Role-based user management so homeowners can view and adjust comfort settings while service technicians access advanced pages
• All graphics, dashboards, and logic blocks clearly documented for future maintenance

This project is it to design, procure, install, and program a Niagara (Tridium or similar) BMS/BAS for a large residential geothermal and solar HVAC system. It is described fully in the attached documents, and in the Request for Proposal (RFP) specifically. The project will begin immediately and will take no more than 7 work weeks (7 weeks x 5 days x 8 hours = 280 hours). Overtime is approved if necessary to complete the work by December 19, 2025 at the latest.
Your responsibility will be to complete steps 2.A., 2.B. (or assist in procurement by reviewing cut sheets/datasheets and order information, if equipment is purchased by others), Installation (to be done on-site in Connecticut, USA) including making all wiring connections (actual installation of the wiring will be completed by a third-party licensed electrical contractor, following your specifications from 2.A.), 2.D., 2.E. Final training and maintenance, including post installation adjustments (2.F.) will continue into 2026 and beyond.
Because this is a fixed time project that must be completed on time, you must determine if you can accomplish this by December 19, 2025.
You may ask as many questions as you'd like.
Since this project is in Connecticut, USA, and you will be needed on-site for some of the project, travel and expenses will be paid on top of your hourly fee ($232/day including weekend days). You may choose to return home for parts of the project that don't require you on-site, though being on-site will be more effective.
