Residential HVAC Manual J Calculation

I need a full Manual J load calculation for a multifamily triplex apartment building that will be cooled by three separate central air-conditioning systems. This is new construction so the building does not have any ductwork yet, so the report must factor in brand-new supply and return runs and indicate recommended duct sizing and airflow per room.

There are two identical buildings being built next door to each other. 4320 Baudin St and 4324 Baudin St. The upstairs unit is a 3 bedroom 2 bathroom and the downstairs is two separate 1 bedroom 1 bathroom units, however, the architectural plans show the bottom floor as 1 unit (for plan review purposes). There is a fire wall in the middle of the first floor that separates the two 1 bedroom units. One HVAC system will service the front half of the bottom floor and a second HVAC system will service the back half of the bottom floor. I do not know if it matters if this is one large unit or two separate units for the J schedule calculation, but when submitted, it needs to be shown as two units with three separate systems and not three separate units.

I am also attaching an example of a Schedule J submittal that was approved by the city. The city send this as an example with their comments on the currently submitted plans.

Please base the calculation on ACCA standards and deliver a clear PDF report that includes: graphical room-by-room load breakdowns, total cooling and heating loads, equipment sizing recommendations, and a concise duct design summary.
