Design Plans for 18′ × 20′ Heated Solar Greenhouse (New Hampshire USA)
Project Description:
I am planning to construct a year-round detached greenhouse on my residential property in Bedford, New Hampshire (USA) and am seeking an experienced designer, architect, or structural designer to prepare conceptual and permit-level plans.
This greenhouse will function as a heated passive-solar garden structure / garden studio and must be designed for cold climate performance and snow loads typical of southern New Hampshire.
Building Overview:
- Approximate size: 18′ × 20′ footprint
- Detached accessory structure
- Frost-protected shallow foundation (FPSF) or pier/grade beam foundation (designer to recommend best approach)
- Insulated slab floor
- Heated with mini-split heat pump
- Saltbox / passive solar roof design
- Steep south-facing polycarbonate glazing roof plane
- North roof plane shingled and insulated
- Insulated north wall
- Use of salvaged French doors / patio doors / windows on south elevation
- Cedar clapboard exterior siding
- Year-round use in cold climate
Design Requirements:
- Foundation plan and section details suitable for permit submission
- Framing plans (walls, rafters, roof structure)
- Roof pitch and snow load considerations (approx. 70 psf ground snow load)
- Wall sections showing insulation and glazing strategy
- Door and window layout concepts
- Elevations and basic 3D concept views
- General construction notes and material recommendations
- Consideration of building orientation for passive solar performance
Site Conditions:
- Structure will be located in a shallow depression on sloping terrain
- Potential shallow bedrock (ledge) present
- Limited access for concrete delivery
- Designer should propose practical foundation strategy
Deliverables:
- PDF drawing set suitable for local building permit review
- Dimensioned floor plan
- Dimensioned elevations
- Foundation detail(s)
- Roof framing layout
- 3D concept renderings or model views
- Optional: SketchUp / CAD file preferred
Designer Qualifications:
- Experience with small residential structures or greenhouses
- Knowledge of cold climate construction
- Structural awareness for snow load and glazing
- Familiarity with US residential construction practices
