Marketting brochure

I'm looking to create a marketing brochure to generate leads for potential customers. My target audience is a specific demographic that I will specify. The brochure should only be 1-2 pages. the brochure will be directed at commercial/ industrial premises and distributed by door knock sales people. it needs to draw attention but also be easy to quickly understand.
