RealEstateSite is a Florida-based consumer-facing website, serving as a marketing hub for real estate buyers and sellers.

TitleSite is a Florida-based website, focused on getting referrals from real estate agents (purchases) and mortgage brokers (re-financing & purchases).

MortgageSite is a Florida-based website, focused on getting referrals from real estate agents as well as directly finding mortgage borrower leads, purchases & re-finances.

PropertyManagementSite & ConstructionSite: Not in immediate future.
OVERALL GOALS: to design fully branded lead-generation tools structured around lead generation first, with all plugins, integrations, and structure designed in support of that strategy rather than being the centerpiece.

Preserve as many of the functionalities of houzez as possible, including blog feature.
SEO migration and optimization are a top priority. Currently we have no SEO rankings, blog content, or existing pages that need to be preserved during the redesign.

Open to WordPress or a combination of WordPress as the CMS for easy content management while using React or Node to build a more modern, highly optimized frontend experience where needed.

There are no existing brand visuals.

I will provide content for all service pages.

Down the line, there may be a small team, but right now it’s all one person.

The brands should be built around the respective offices as services providers, not branded around a single personality.

MLS subscription is with Miami Realtors Association. A subscription to IDX Broker will be for two end uses: 1) IDX search capability on RealEstateSite; 2) IDX Webhooks for MLS listings alerts, which will be used in GHL webflows and snaps to trigger automated tasks in make.com for a) seller net sheet generators (for TitleSite) & b) mortgage rate sheets (for MortgageSite)

For TitleSite & MortgageSite, it is necessary to maintain a database of partner agents (mortgage originators for TitleSite, & realtors for TitleSite & MortgageSite) designed with cross-use in mind and cross-referenced to property listings from the MLS. The databases should be optimized for long-term CRM drip campaigns for recruitment of new partners, as well as for relationship maintenance of current partners. Reusable automation logic between title and mortgage workflows is a must, with consistent tracking, reporting, and lead attribution across both platforms.
RealEstateSite should have no shared functionality with the other two sites. I don’t believe that the IDX Addons webhooks need to interact with RealEstateSite; they might need a URL, which can be set up in a segregated structure. Because of that, the IDX experience should be built in a scalable way rather than treating it as a simple plugin installation. Integrate with GHL workflows and drip campaigns.

PROJECT 1:
Build TitleSite into an industry-facing title partner ecosystem powered by IDX webhooks, Make.com automations, and advanced GHL workflows specific to real estate referral partners. Need to integrate third-party title production software, pending research, either as 1) embedded code, or 2) automated make.com tasks, or 3) as links to external sites.
• Ability to generate title closing cost sheets.
• GHL workflows must be able to manage leads from internet ads, lead forms, webinars, bulk upload, and manual additions.
A title services provider that markets to realtors for new sales and to mortgage brokers for re-finances This website will use the IDX webhooks to get “Coming Soon” listings and status change alerts from the MLS. (Polling takes too long, so we have to use webhooks for immediate delivery).
• Those alerts should trigger workflows in GHL to create realtor contact data and listing data records. This should trigger a make.com workflow that puts together a pricing sheet for title closing that’s specific to each new listing. Back to GHL to send an email with pdf/png flyer to the listing agent and add the realtor to a email/sms marketing campaign.
• These flyers need to be emailed within five minutes of being listed in the MLS.
• Each status change (Active – Active accepting Back Up Offers – Pending – -Under Contract – Closed – Withdrawn – Expired, etc.) should trigger an appropriate workflow in GHL.
• The pdf/png flyer will have tailored closing cost sheets, with personalized marketing.
• The pricing difference is in the closing fee and a bunch of other fees that can vary between title agencies. For each agency, there are variations between cash purchases vs. purchases with mortgages, and re-finance closing fees. Insurance premiums are set by state-mandated commission rates that can be used to calculate premiums per listing price, regardless of closing agency. So these title insurance fees depend on the purchase prices throughout Florida. (Miami-Dade has a specific variation). GHL’s math engine might not be precise enough for the formula, so we might need to use Make.com or a title underwriter’s calculator API.
The five-minute turnaround requirement for new listings is particularly important. That means we'll need to carefully evaluate the IDX webhook capabilities, payload structure, event coverage, and how those events flow through GHL and Make.com to ensure the process is reliable and scalable.

PROJECT 2:
Build MortgageSite into industry-facing title and mortgage partner ecosystems powered by IDX webhooks, Make.com automations, and advanced GHL workflows specific to real estate referral partners. Need to integrate with third-party loan processing systems, like Motto Mortgage WeMLO.
A mortgage loan site geared to a) realtors for new purchases, and 2) consumers for new purchases and re-finance loans. Similar functionalities as the TitleSite, using the same IDX webhooks. This site will also use funnel marketing webinars, partnering with realtors all over Florida. The idea is to pre-qualify the leads as borrowers and then refer them to realtors in their respective areas (outside of Broward and Palm Beach). We would earn referral fees from the realtors and mortgage commission fees. Within Broward & Palm Beach, the leads would be referred between RealEstateSite, MortgageSite, & TitleSite.
GHL workflows must be able to manage leads from internet ads, lead forms, and webinars.
• Borrowers: ability to use various mortgage calculators, run various qualification scenarios, and to get a range of credit score-related available interest rates.
Codes will be provided from third-party sources to embed various mortgage calculators.

GHL workflows must be able to manage leads from internet ads, lead forms, bulk uploads, and webinars.
• Buyers: full integration of IDX implementation (IDX Broker plan: Engage) for robust search experience.
• Sellers: full integration of AVM search capability, most likely through integration of HomeBot if IDX Broker lacks a robust AVM system.
• Ability to feature the brokerage’s direct listings prominently, independently of the IDX search. *** The houzez WP theme has this feature. ***
• Preserve as many of the functionalities of houzez as possible.

Work Order:
1. Lay out TitleSite – without IDX, GHL – but with lead forms, graphics, and all other functions and features that will be universal to the three sites.
2. Duplicate TitleSite to create RealEstateSite.
3. Finalize TitleSite, with IDX webhooks and GHL workflows, make.com, etc.
4. Duplicate TitleSite to create MortgageSite, with webhooks, GHL, make.com, etc.
5. Integrate IDX search into RealEstateSite
