Design and format a professional real estate investment report / memo

Looking for a highly capable designer to turn an existing draft real estate investment report / fund memo into a polished, professional, investor-ready document.
This is mainly a design, layout, and formatting job, not a writing job. The content already exists in draft form. I need someone who can take dense material and present it in a way that is clear, premium, structured, and credible for a professional investment audience.
The final document should feel closer to an institutional real estate advisory report, feasibility study, board paper, or investment memorandum rather than a brochure or social media design piece.
Scope of work:

create a clean and consistent layout throughout
improve the presentation of tables, financial sections, and key figures
refine charts, diagrams, and visual elements where needed
make dense content easier to read while keeping it professional
deliver the final file in editable format + PDF
I will provide:
