Design a Door Hanger 4.5 x 11.5

I need to create a double sided door hanger for my client that does Solar Energy Panel Installations. I found a template of a flyer that I like but and what to recreate it with my clients information. I would like a working file so I can update it on my own so I can see what I like and don't like.

Attached is an example of the flyer I would like to recreate as a door hanger. I would like the door hanger to be as close as possible.
