Creating A folder with Information for Guest when staying at a Vacation Rental

I have type out a list of information for guests who stays at my vacation Rental. I would like a freelancer to 'perfect" the way it looks. The folder has information on restaurants, car rental etc in the area.
I want it to look attractive, inviting and professional.
