Airbnb Marketing to University

I have an Airbnb in Memphis located 4 minutes close to the University of Memphis. I need a multi-purpose flyer that I can give to College department heads to book my Airbnb when they have guest speakers, etc coming in town and need to accommodations for them. Would also like to use the same flyer to hand out to people as a marketing tool for the Airbnb. Also need a blank space for me to write in a discount amount. My QR Code and some of the listing pictures need to be on the flyer.
