SketchUp Rendering, Walk-Through and Plans
Budget: $30 – $250 CAD
I have a relatively small job which I would like some help with, which may lead to a larger job in about a month’s time.
Some background:
I am preparing for a renovation on our existing house. It is a small log building and we need to renovate the upper floor (500 sq ft). There is an issue that it was not built for living in (it was originally built as a horse barn). As you will see from one of the attached files, it has a triple pitch “gambrel” roof. The middle roof pitch is also the walls for the upper floor. At the moment that rafter space only has insulation in it, with no air space and no vapour barrier. The result is condensation, freezing and water running down the inside of the lower floor walls in the winter (we live in Canada).
We are ripping out the entire top floor interior (leaving the existing roof) and adding extensions onto the rafters (on the inside) to allow more space, which will allow us to add an air space, solid insulation, then batt (loose) insulation and then vapour barrier).
While doing this work, we are taking advantage of a blank canvas and redesigning the layout slightly.

I have developed the proposed layout in SketchUp (Pro 2021), please see the attached screenshots.
I am interested in two stages of work:
First, whether you can take this skp file and using VRAY or Lumion or another solution, create a rendering and then a VR walk through. Once that is approved, I would then want 2D plans (and possibly elevations, although those may not be necessary for this project) developed to show the key dimensions etc for construction.
For this project, I do not need any “architectural” input. The main structure is remaining and we are only adding interior walls and some “platforms and pony walls” to allow for plumbing space in the bathroom (there is no space in the joists between the lower floor and upper floor).
I would be interested to know what your quote would be for each stage of this job. Please break the quote into two parts, as above (1) the rendering and walk through part and then (2) the plans for building. There is a chance that I may only do the second part, depending on costs.
Please start all bids with the word "renovation" so that I know you have read the brief.
If this job is successful, I am also starting work designing a 2 bedroom new build. It will be a split level with a walkout, approximately 1200 sq ft. For that job, my plan is to do the same form of SketchUp layout (with any guidance you can offer of things to change from this one). I would then need someone to add landscaping (based on photos of the “in real life” location, prepare renderings and a VR walk through and then detailed plans and elevations for the builders. I do not need a detailed quote for this job until we finish the first job (when I can then supply some more information) but an idea of what this might cost would also be useful.
Please let me know if you need any more information to be able to quote. And if you can also estimate a timeline for the first job, that would be ideal.
