As discussed previously, we are working on a new building, and I have now finished the preliminary design and layout work in SketchUp.

The work I would like you to do can be split into two phases. The first phase is to deliver plans and elements that I need to discuss the building with the builder and get final costings. Once I provide these to the builder, there will likely be minor changes that they recommend, and/or we have to make due to budget constraints. Once I know all of those changes I will communicate them to you so that you can update the files, and then produce final plans along with the renderings and walk throughs (this will be phase 2).

As you may notice when you open the file, we are developing this building under some core “universal design” principles, which will allow for wheelchair accessibility in one of the bedrooms, one bathroom and the main living areas. There are some elements that we are having to exclude at the moment, primarily due to costs, but these are mostly kitchen revisions, and access to the second bedroom and bathroom.

At this stage, I would like you to quote for the first phase (all items below):

- Review the entire plan and make any recommendations in terms of layout / design
- In particular, I am not delighted with the second bathroom layout. I would like to keep the four fixtures (bath, shower, toilet and vanity) but if you have any suggestions for an improved layout I would welcome your input
- If it is not a massive job, I would like to change the grab bars, toilet paper holder and add a towel rail in the accessible bathroom from this site: https://www.healthcraftproducts.com/

- Ideally all of these would be in the matt black color
- Update the ‘wires’ that support the window shades on the front of the building, so that they are cables. At the moment these are just lines in SketchUp and therefore they will not render and they get removed if you cleanup the file
- Update the ceiling and soffit so that the recessed lights are “cut out” from the ceiling / roof
- Ideally I would also like to geolocate the building. I attempted this, but I was unable to do a decent job! The building is going to be west facing, at the following location: 891 Crandall Road, Golden, BC, Canada (please see screenshot below for exact location)

If any of the above changes will take a long time (be expensive) we do not need to do them, as none of them are critical prior to producing plans for the builders. As such, if you can quote for any of the larger tasks separately, I can then decide if they are all worth doing.

Once these revisions are made and approved (by me), I then need files to provide to the builder:
- Full plans with dimensions
- Elevations for all aspects
- Some “scenes” to show the visual appearance of the inside of the building
- Kitchen layout (showing cabinet sizes and positions)

All the above work would be phase 1.

The electrical layout can wait for now, and we can produce that when we do the final plans as part of phase 2.
