Modern Residence & Rental Shops Plan
Budget: $10 – $100 AUD
I have a cleared plot in Gujarat and a basic land-plan in PDF/DWG that I will share as soon as we start. On this site I need an overall concept layout that:
• Places two small, street-facing shops up front for future rental income
• Tucks a modern 3-BHK personal residence at the rear, linked yet clearly separated from the commercial zone
• Integrates a pleasant garden strip, a quiet home-office nook and an inviting outdoor patio within the house footprint
I’d like the concept to show smart circulation from front entrance to private areas, sensible daylight orientation for our local climate and a massing approach that keeps the shops visually appealing without overpowering the house. A contemporary Indian-modern feel with clean lines, simple materials and scope for later detailing fits best.
Deliverables I expect from you:
1. Site zoning diagram locating the shops and residence
2. Scaled ground-floor and first-floor plans (PDF + editable DWG/SketchUp)
3. One basic front elevation and a quick 3-D massing view so I can visualize proportions
4. Brief notes on parking, setbacks and any standard Gujarat bye-law considerations you have accounted for

Keep it conceptual; detailed structural drawings are not required at this stage. If this looks good, we may extend the collaboration into full working drawings and façade renders.
