Budget: ₹12,500 – ₹37,500 INR
I own a 30 ft × 40 ft north-facing plot and I’m ready to commission a modern duplex design dedicated entirely to residential living on both floors. The goal is to squeeze maximum functionality and light out of the limited footprint while keeping circulation smooth and the façade clean and contemporary.
What I need from you is a complete set of architectural drawings that clearly show how every square foot will work—room sizes, furniture placement, staircase position, service cores, window and door scheduling, plus the correct orientation to the north. I’m open to your ideas on the exact ground-floor mix, as long as the layout feels natural for day-to-day family life and takes advantage of the frontage.
Please include:
• Dimensioned floor plans for ground and first floors (PDF and editable DWG/SketchUp)
• A basic 3D massing or a couple of rendered perspectives of the exterior
• Indications of setbacks, headroom over the stairs, and any parking or utility spaces you propose
• A brief note on material or façade treatment that reinforces the modern aesthetic
