Architectural Design of a 1,300 m² PT - 700 M2 P1 Boutique Hotel Inspired by Borgo Egnazia – DWG, SketchUp and Basic MEP Layouts

Project Description

I am looking for an experienced architect or architectural design team to develop the complete conceptual and preliminary design of a boutique hotel inspired by the style and layout of Borgo Egnazia.

The project consists of a two-story hotel with a total gross floor area of approximately 1,300 m².

The building should follow a horseshoe-shaped layout surrounding a central courtyard, with architectural characteristics inspired by traditional Apulian (Puglia, Italy) masserias and Borgo Egnazia.

I will provide:

Reference images and examples;
Site information;
Design guidelines and requirements.

Ground Floor Requirements

The ground floor should include:

Reception and lobby area;
Lounge and common areas;
Breakfast room;
Professional kitchen;
Public restrooms;
Staff changing rooms;
Storage and service areas;
Technical rooms;
Circulation areas and outdoor connections.

First Floor Requirements

The first floor should include:

Standard guest rooms;
Luxury suites;
Suites with private indoor bathtub/jacuzzi;
Corridors and service spaces.

Required Deliverables

Architectural floor plans;
Elevations;
Building sections;
Site layout plan;
Basic furniture layout;
Conceptual architectural design;
SketchUp 3D model;
High-quality renderings;
AutoCAD DWG files.

In addition, I require preliminary layouts for:

Electrical system;
Plumbing and drainage system;
HVAC / air-conditioning system.

These MEP layouts do not need to be fully engineered but should provide a clear preliminary design suitable for project development.

Software Requirements

Preferred software:

AutoCAD (DWG mandatory);
SketchUp;
Lumion, Enscape, Twinmotion, V-Ray, or equivalent rendering software.

This project will be developed in Italy and therefore the architectural layout, room dimensions, circulation spaces, accessibility requirements, and preliminary MEP concepts must be compatible with current Italian building regulations and hospitality design standards.

I am a technical professional based in Italy and I will provide guidance, clarifications, and design requirements whenever needed, including information related to local regulations, planning constraints, hotel standards, and project-specific requirements.

The selected designer is not expected to have detailed knowledge of Italian regulations, but must be willing to follow the instructions and technical guidance that I will provide throughout the project.

The goal is to develop a professional architectural concept that can later be refined and adapted for the formal design and permitting process in accordance with Italian regulations.
