Airbnb Listings & Guest Comms Assistant
Budget: £2 – £5 GBP
I need an organised virtual assistant to keep my Airbnb and Booking.com listings fresh, handle incoming guest messages, and log reservation data in a simple spreadsheet.
What you’ll be touching each week
• Listing edits – once a week I’ll send you notes on pricing tweaks, photo swaps or copy changes. You’ll implement them directly inside both platforms, double-checking that amenities, availability and house rules stay consistent.
• Guest communication – I’m arranging concise reply templates that cover the most common FAQs (check-in, parking, Wi-Fi, local tips). You’ll use those as a base, personalise where needed and keep response times within the platforms’ preferred windows.
• Data entry – every confirmed or modified booking goes into the tracker: guest name, dates, payout, channel and any special requests. The file lives in Google Sheets so we can both view real-time numbers.
Acceptance criteria
1. All requested listing changes live on both channels within 24 hours of receiving my brief.
2. Guest messages acknowledged within one hour between 8 am-10 pm GMT; overnight queries cleared first thing next morning.
3. Spreadsheet stays 100 % up to date, no missing rows or formula errors.
Regular tools involved: Airbnb dashboard, Booking.com extranet, Google Sheets (or Excel if you prefer), and basic photo editors for quick image resizing or compression.
