Pursuing the split of existing lot in roughly half, creating a flag lot. City of Portland considers property to be in a “landslide hazard zone”, and therefore requires add’l requirements be met. Given the physical topography & geography of property - this woukd amount to N/A - but tgat needs to come from a Geo Engineer. :-(. Additionally, I believe a surface water ( run off / saturation ) assessment will be required as well
