1. Project Overview

Gunnison Warehouse, LLC is developing two pre-engineered metal warehouse buildings at 625–629 S. 12th Street, Gunnison, Colorado. The project consists of:

2. Objective

We are seeking a qualified Colorado-licensed civil or structural engineer to:

Review the existing geotechnical report (attached, 2 Geotechnical Report Submittal.pdf).

Analyze both building footprints, load points, and column spacing (as shown in manufacturer plans from Metal Building Outlet Corp – Job Nos. 1008607709 and 1014618794

Determine the most cost-effective, code-compliant foundation design, balancing performance, constructability, and local soil conditions.

Prepare signed and sealed foundation design drawings and calculations suitable for City of Gunnison building permit submission.

3. Scope of Work
A. Review & Analysis

Review the provided geotechnical report for soil bearing capacity, frost depth, and groundwater.

Review the metal building anchor bolt layouts and column load diagrams provided by the manufacturer.

Confirm required foundation design parameters (loads, uplift, and bearing pressures).

B. Design Development

Provide two or more alternative foundation system concepts, comparing:

Monolithic slab with thickened edge

Isolated pier-and-grade-beam system

Continuous footing under column lines

Evaluate cost, labor, and constructability for each option.

Recommend the most economical system for local contractors and frost-depth conditions (~36").

Include concrete strength, reinforcement schedule, and anchor bolt embedment details.

C. Deliverables

Stamped foundation plans (PDF and DWG) for both buildings.

Design calculation package per IBC 2021 / ACI 318.

Engineer’s summary memo comparing options and cost impacts.

Optional add-on: drainage, grading, and on-site utility coordination.
