Civil Drafter for Non-Stamped Complete Civil Site Plan for Single Family Residence (SFR)

I need an experienced civil drafter or architectural CAD professional to produce a full civil site plan for a Single-Family Residence (SFR) currently in pre-build. Deliverables include MS Word, CAD, SketchUp and .PDF's of the civil site plan. I do NOT need a civil/architectural stamp, that will come at a later Freelancer project once the scope of this initial project is completely designed. I already have the building plans for the SFR. The specs and drawings must go beyond a basic civil site layout. I’m looking for detailed specifications based on local zoning laws that include site plan, construction methods, utilities, grading, and any relevant landscaping notes so I can receive feedback from permitting authorities and shop for specific contractors.

The Civil Site Plan must include all of the following elements:

1. Site Layout Plan

The layout will help verify zoning compliance and allow planners to assess circulation and site access. The site plan must include the proposed SFR structure and site features, in relation to the property boundaries and topography, including:

• Topographic land survey and the following maps: 1) 1:24,000 Site Vicinity Map, 2) Site Map Aerial Photo, and 3) Site Area Percent Slope LiDAR Topographic Map
• Building footprints
• Driveways and parking
• Sidewalks and walkways
• Property borders, lines, easements and setbacks
• Retaining walls, and hardscapes, INCLUDING drainage plans
• Landscaping
• Tree Removal and Protection

I will provide you with a completed Site Plan from a neighboring property on project acceptance. You will follow the neighboring plan layout for this project.

2. Construction Management Plan

Construction methods and construction techniques refer to the various processes, materials and strategies used to design, plan and execute building projects efficiently. These methods ensure structural integrity, safety, cost-effectiveness and sustainability while meeting project specifications.

For this project, the Construction Method Plan should include:
• Unusual ground conditions
• Schedule of works
• Site access
• Impact on neighbors
• Traffic and road management
• Health & safety
• Environmental issues such as noise & vibration, air quality & dust control
• Emergency planning & response procedures including a fire prevention plan
• Waste management
• Ecology, cultural heritage & archaeology (I have had an archaeological review performed and will be included as an addendum)

3. Grading Plan

Proper grading ensures water drains away from buildings and prevents ponding or erosion. The grading plan shows how the land will be cut, filled, or sloped. It includes:

• Existing and proposed elevations
• Slope direction arrows
• Contour lines
• Retaining wall locations and drainage planning

4. Drainage and Stormwater Design

Stormwater design helps prevent flooding and protects nearby properties and infrastructure. Most states require detailed stormwater management plans. This section covers:

• Drainage patterns and flow direction
• Inlets, swales, pipes, and outfalls
• Stormwater calculations and compliance
• Footing Downspout Drain System

5. Utility Plan

Civil engineers coordinate with utility providers to ensure efficient, compliant service routing. Furthermore, if there are discontinued utilities within the property boundaries, they should be specified/drawn into the Utility Plan. This plan shows the layout and connection points for:

• Water
• Sewer
• Electric
• Gas
• Communication lines

6. Erosion and Sediment Control Plan

Erosion and sediment control plans are required by most permitting authorities and environmental agencies. During construction, soil disturbance must be controlled to prevent runoff. This section includes:

• Silt fences
• Stabilized construction entrances
• Sediment traps
• Temporary drainage features

7. Notes and Construction Details

These instructions ensure the project is built to code and avoids rework. Site plans include technical notes and cross-sectional details that guide contractors, such as:

• Pavement and curb construction
• Utility trenching
• Retaining wall specifications

You will receive preliminary SFR building plans, field measurements where available, and reference PDFs. From these, I expect: 1) a polished CAD file (DWG or equivalent), 2) a SketchUp file, plus 3) print-ready PDF's. All layers should be logically named and organized for structural, grading, utility, and landscaping elements, with dimensions and call-outs clearly annotated.

Upon mutual project acceptance I will provide:
• Preliminary plans for the SFR
• Preliminary Geo report for the property
• Comparable Site Plan developed for neighboring property which can be used as the basis for this project
• Local Building/Zoning Requirements (link to local building/permitting office)
• Rules and regulations from our Homeowners Association that details additional construction/development/design criteria in excess of the Local Building/Zoning Requirements

Acceptance criteria
• Complete Civil Site Plan with specifications and narrations (in MS Word)
• Complete Site Plan maps and drawings in CAD, SketchUp and PDF formats (based on an example I will provide)
• Detailed legends, material tags, and construction notes included
• Layer structure follows standard civil drafting conventions
• Ready for municipal pre-review and contractor selection without further editing
