Technical Real Estate Acquisition Associate

Open Doors Management is a successful real estate boutique. It specializes in originating transactions between landowners, land investors and developers. The developers are solar, wind and energy storage companies developing projects for the sale of energy capacity and electricity throughout the US. The developers require land from small plots to very large. The land, if small, could be situated within an urban core. For large solar farms, the land is generally marginal farmland adjacent to an electrical substation or beneath high tension transmission.
Description of Required Skills
The “technical” part consists of using three key platforms and then documenting all results within a data analytic platform. The platforms are:
ReportAll
A real estate parcel mapping and landowner information system.
Open Doors Infrastructure Map
An open source ARCGIS map of all power plants, substations and transmission in the US maintained by Open Doors.
Google Earth
Individual sites are developed within Google Earth including the importation of overlay maps from from the above two mapping sources, Transmission Operator maps, and county assessor maps.
All of the data supporting the above GIS information is housed in a proprietary data analytic platform designed and developed by Open Doors Management using the Relational-Visual system, Ragic.
If you do not have competency in at least 3 of the 4 data systems above, you would have to come on board as an intern for 90 days on an unpaid basis while you were trained. If you have experience in the above your compensation would be proportional to your knowledge of the above.
In addition to this technical skill, you will want to be able to discuss land sites with these parties.
Open Doors Land Managers
Managers for Open Doors are responsible for securing representation agreements from landowners so that when their property is leased or acquired, Open Doors is compensated at the time of the transaction.
Development Clients
In many cases, a developer contracts with Open Doors Management to secure land in a part of the United States deemed favorable for their development plans.
Investors
Open Doors Management evaluates land for investors and can participate in the investment process.
Landowners
In some cases, you will ascertain that a given landowner is willing to lease or sell their land to a developer.
