COOK COUNTY CLEANOUT OFFICE SPACE PROPOSAL

I need a proposal to rent office space in a shared office. The proposal is to lease the space for 24 months renewal negotiations at the end of the lease. I'm a General Contractor for Property Preservation and the space I'm want to rent is with a plumbing business. It's about 20,000 square feet. There is a parking yard adjacent to the office. I have 4 trucks to park on the lot. The owner want my company to initiate (down payment) incorporating these agreed items.
1. Repair or install roofing (I can agree to install a roof)
2. Incorporate Tenant (I'm not sure what this means which is why I need you)
3. Utilization of yard space (we have 4 trucks)
4. Time Frame ( we need the space 24 x 7 i.e in snow season we need to go out ASAP. We start 2:00 AM)
5. Real Estate Tax $22,000. (We are willing to split the tax paying $917 per month for 12 months
