Residential & Commercial Real Estate Excel Model
Budget: $30 – $250 USD
I need an Excel-based financial model purpose-built for residential property developments with some commercial aspect such as support retail that lets me plug in project assumptions and instantly see key returns. Certain cells—formulas, reference tables and any hard-coded assumptions—must be locked, while input cells for land cost, construction schedule, sales velocity, financing terms and exit price remain open and clearly highlighted.
The model should have also some commercial aspect such as support retail, ard office, but the main asset will be residential with some aspects of commercial.
3 options for financing:
-Hybrid financing , so the workbook has to blend debt and equity sources automatically and flow the resulting cash-out schedules into the analysis.
- Cash financing
-Morttage financing
A single VBA macro should pull everything together by:
• refreshing the entire sheet,
• generating a clean summary tab with IRR, NPV, ROI and Capital Appreciation front and center (CAGR and ROE are welcome extras),
• flagging any input omissions before calculations run.
Please write clean, well-commented code so I can adapt future scenarios, and protect any formula ranges without locking me out of the inputs. Deliver the finished .xlsx (with macros enabled) plus a brief “how-to” note so I can hand it straight to my team.
