Master Plan & BTR Underwriting Guidance

US Commercial real estate financial modeling for Master Plan Communities and Build to Rent (BTR/SFR) sites. With actual experience on real projects with companies like homebuilders / DR Horton or in a position to share some plans with real costs and timelines /planning approval process, etc in / memos. I need industry knowledge to evaluate and underwrite my own plan, but could learn from others. I can create my own excel template but I need to know a few things about underwriting to setup, if you have some pre-built templates, i'd consider collaborating on those too if they're complex enough to handle what i'm doing.
