I’m preparing to sell a hotel and need an investor-ready set of future financial projections. Using the latest operating data I supply, build a five-year pro forma that covers revenue, expenses, and profitability in a format buyers can review quickly.
Please include:
• Revenue projections broken out by room nights, F&B, events revenue and any ancillary streams
• Detailed expense forecasts—fixed, variable, payroll, marketing, and a realistic cap-ex allowance
• Year-by-year profitability analysis showing EBITDA, NOI, cash flow to equity, plus RevPAR, ADR, IRR and GOPPAR where relevant
The model should be delivered in Excel or Google Sheets, fully editable, with clearly labeled input fields for occupancy, ADR, inflation, and cost ratios so I can run my own scenarios later. Add a concise dashboard and a one-page executive summary that highlights key assumptions and overall valuation impact.
Accuracy and transparency of assumptions are critical. If data gaps appear, note the industry benchmarks or sources you used. Prior experience modeling hotel assets is strongly preferred, so feel free to share a relevant sample.
