Excel Financial Modeler & Analyst – Luxury Real Estate Project (Dead Sea, Jordan)
Project Overview:
We are developing Dar AlMalih, a boutique luxury sanctuary in the Dead Sea, Jordan, consisting of 3 standalone luxury chalets (666 sqm each). We need a comprehensive, CFO-ready financial model in Excel to evaluate investment returns, operational projections, and scenario analysis.
Scope of Work:
Build a dynamic, multi-sheet Excel financial model including:
Dashboard summary with key metrics
Detailed cost breakdown with contingency
Monthly construction cash flow schedule
Equity funding drawdown schedule
5-year operational (rental) model with NOI, CoC, IRR
Sale scenario analysis (capital recycler model)
Sensitivity analysis (optimistic/base/pessimistic)
Risk mitigation tracker
Fully linked assumptions sheet
Key Requirements:
Clean, professional, and CFO-ready formatting
All formulas visible and auditable
Dynamic scenario toggles (rental vs. sale)
Charts and visuals for presentation
Error-checking and data validation
Print-ready layouts
