Construction Project Comprehensive Cash Flow Forecast

I am looking for an experienced financial analyst or financial modeler to help prepare a detailed cash flow forecast for a residential construction project. I already have a comprehensive project cost estimation sheet, and several project costs have already been incurred. The goal of this project is to convert the existing cost estimate into a structured cash flow forecast model that clearly shows the timing of cash inflows and outflows throughout the construction period.
Project Background:
- Land has already been purchased.
- Some project expenses such as architectural design, permits, and site demolition have already been paid.
- A portion of the project loan has already been drawn.
- A detailed cost estimation sheet for the remaining construction work is available.
The freelancer will review the provided cost estimate and build a monthly cash flow forecast model in Excel.
Scope of Work:
The selected freelancer will be responsible for:
1. Reviewing the provided project cost estimation sheet.
2. Creating a monthly construction cash flow forecast based on the remaining project costs.
3. Allocating construction costs across the project timeline.
4. Incorporating the existing loan and forecasting interest payments.
5. Modeling future cash outflows for construction phases.
6. Including ongoing holding costs and remaining development expenses.
7. Identifying the peak funding requirement for the project.
8. Preparing a clear and professional Excel financial model that is easy to update.
Expected Deliverables:
- Excel-based cash flow forecast model
- Monthly cash inflow and outflow projection
- Cumulative cash position
- Loan balance and interest calculation
- Summary sheet showing total project cost and funding requirement
Required Skills:
- Financial modeling in Excel
- Real estate or construction project finance
- Cash flow forecasting
- Project budgeting and cost allocation
- Strong Excel skills (formulas, structured models)
Ideal Freelancer:
The ideal candidate should have experience with real estate development projects, construction financial modeling, or project finance. Experience building cash flow models for property development projects will be highly preferred.
Additional Notes:
The cost estimation sheet and project details will be shared with the selected freelancer after project award.
Project Deadline: 3 days after award
Project budget: I preferred fixed budget
