Asian Mixed-Use Deal Underwriting

I’m evaluating several mixed-use opportunities across key Asian cities and need a sharp analyst to back me up from first look to go/no-go. You’ll take the lead on three fronts—market research, financial modeling, and risk assessment—so I can move quickly when a site fits our mandate.
Market research
I’ll rely on you to pull and interpret hard data on comparable sales as well as current and projected supply-demand dynamics. Local brokerage reports, government statistics, and reputable prop-tech data rooms are all fair game; just be ready to cite sources clearly so I can validate the numbers before presenting them to partners.
Financial modeling
Build a clean, dynamic Excel (or Argus/Power BI, if you prefer) model that runs acquisition, development, and exit scenarios for each deal. I should be able to tweak absorption rates, cap rates, and financing terms and instantly see impacts on IRR, equity multiple, and sensitivity tables.
Risk assessment
Translate both the qualitative and quantitative findings into a concise risk matrix covering market, construction, financing, and regulatory exposure. A one-page heat map plus brief commentary is perfect—I want to spot red flags at a glance.
Deliverables
• Excel (or equivalent) valuation model with inputs clearly labeled
• Market research memo including comp tables and supply-demand charts
• Risk matrix and brief written summary of key assumptions
If the first assignment goes smoothly, there’s a pipeline of deals behind it, so think of this as a test run for an ongoing role.
