Real Estate Acquisition / Development Modeling

Hello, I need help with a project I'm working on for a real estate acquisition / redevelopment I'm working on that requires me to build a financial model (with both Lender & LP Equity for the deal). The file I've uploaded is from the developer (who will be the GP for this project). They not have too much experience modeling so these files can be used as a baseline reference.
